Selling a home can be emotional. You should take time to come to terms with selling, before considering the necessary activities to get your home on the market.
Establishing Your Property Value
There are many strategies for valuing your home; however, you have to consider the audience. Buyers will look at your home in comparison with others in the area. They will usually start objectively with square feet and then add or deduct value based on age, upgrades, architecture etc.
When to Sell
If you are not pressed to sell, most Sellers wonder when is the best time to put their home on the market. There are many variables which impact the market such as other inventory at the time, interest rates, level of general uncertainty due to world or local events etc. It is therefore very dynamic. Usually, the Spring market is one of the most lucrative for Sellers, if things are generally calm.
Outstanding Repairs
Apart from cosmetic repairs, if there are outstanding repairs on your home these are likely to come up during an inspection. Always be mindful of any repairs you have been putting off. Potential Buyers may request a deduction for any surprises during an inspection or be turned off altogether. If you have been avoiding major repairs it may be wise to be upfront with Buyers and make sure you consider this in your pricing.
Completion Date
Based on your future plans, there may be timelines that you have to work with. If you have firm dates for moving, these should be considered in your readiness plan for selling and reflected in your contract. Always be mindful that your home may not sell as quickly as you anticipated. If your timelines are tight you may need to adjust your price to speed up the sale – this is usually a last resort.
De-cluttering
Most of us develop clutter over time in our spaces. Walk through your home objectively to see if there are things that you can put in storage or relocate to make your home more visually appealing. Some Buyers may see a tidy clean space as a reflection of the care and pride with which the home has been cared for.
